Krtsanisi district covers south-east Tbilisi on the right bank of the Mtkvari: part of the Old Town (Kala, Kharpukhi, Abanotubani), Ortachala, Krtsanisi and Ponichala. Ortachala is one of the city's busiest new-build areas, along Vakhtang Gorgasali, Krtsanisi and Guramishvili streets, and home to Ortachala bus station. Abanotubani has the sulphur baths, hotels and strong demand for daily rentals. Ponichala sits on the Rustavi highway at the start of the road to Marneuli, with much cheaper flats and land plots. From September-October 2026 listings, the median asking price for a flat in the district is about 1,800 USD per m²: Ortachala ~1,850, Abanotubani ~2,600 and Ponichala ~950.
