Khatai district, Baku: flats for rent and sale

Khatai is an eastern inner district of Baku around the Khatai, Ahmadli and Hazi Aslanov metro stations, with Xalqlar Dostlugu on its border. Its main areas are Ahmadli, Hazi Aslanov settlement, Kohne Gunashli and White City (Ag Shahar), a new quarter built on the former Black City industrial zone. Most flat listings are on Ganja Avenue, 8 Noyabr Avenue, Babek Avenue and Shikhlinski, Inqilab Ismayilov and Mahammad Hadi streets. Asking prices in October 2026: about 1 477 USD/m2 for a flat (new build 1 558, old build 1 375), about 2 717 USD/m2 in White City and 1 412 USD/m2 in Ahmadli. A 2-room flat rents for about 382 USD a month in Ahmadli and 912 USD in White City. Private houses are sold mainly in Hazi Aslanov, Ahmadli and Kohne Gunashli.
