Nubarashen is one of Yerevan's 12 administrative districts, on the city's south-eastern edge about 7 km from the centre. It was founded in the early 1930s with AGBU and Boghos Nubar funding as a settlement for repatriated Armenians, and was called Sovetashen from 1938 to 1989. The district covers about 18 km2 and had 11,794 residents in the 2022 census. Private houses and land plots dominate; most streets are numbered (Nubarashen 1st, 6th, 11th, 15th streets) and the main roads are the Nubarashen highway and the Jrashen highway. Landmarks include Nubarashen Central Park, the Holy Martyrs Church, the poultry farm, canned-food factories and the mental health centre. The average apartment price in August 2026 was 286,000 AMD per m2 (about 790 USD), the lowest in Yerevan. The market is small: property sites carry few listings, and most buying and selling happens in local Facebook groups.
