Balakhvani is a residential neighbourhood of Kutaisi just south of the city centre, on the left bank of the Rioni. It runs along Akaki Tsereteli Street and its lanes, with part of Tamar Mepe Street, David Aghmashenebeli Avenue, Luka Asatiani and Paolo Iashvili streets and the Akaki Shanidze Ascent. Akaki Tsereteli State University is close by, so many flats are rented to students. The area has public schools No 9 and No 12, children's polyclinic No 1, a post office and the Balakhvani bus stop (lines 3, 4, 5, 41, 113). Soviet apartment blocks sit next to private houses with yards on the slope, and new high-rises are going up on Tsereteli Street. Based on 38 sale listings in October 2026, the median asking price is about USD 955 per m2: over USD 1,600 near the centre and about USD 800-1,000 on the Tsereteli side.
