Kanaker-Zeytun is one of Yerevan's 12 districts, on the hill in the north-east of the city above the centre. The 2022 census counted 73,834 residents on about 8 km2. It joins the old village of Kanaker with its private houses, Nor Zeytun, built by repatriates from the late 1940s, and the Monument area with the Mother Armenia memorial and Victory Park. Main streets are Azatutyan Avenue, Davit Anhaght, Avetis Aharonyan, Paruyr Sevak, Rubinyants, Karapet Ulnetsi, Gogol and Zakaria Kanakertsi. There is no metro station; buses and minibuses run to the centre. The district has the Izmirlian Medical Center, the Institute of Oncology, the French University in Armenia (UFAR) and Eurasia International University. On the market are flats in Soviet blocks, new builds on Davit Anhaght and Ulnetsi streets, and private houses in Kanaker. In October 2026 the median asking price for apartments was about 2,000 USD per m2. Posting an ad is free.
