Gldani is Tbilisi's most populous district, home to over 209,000 people (2024) in the north of the city. It covers the Gldani micro-districts (1st-8th, A, 3A), Mukhiani, Gldanula, Avchala, Zahesi, Gldani village, Koniaki settlement and the Tbilisi Sea shore. Akhmeteli Theatre, the northern terminus of the Akhmeteli-Varketili metro line, is here; marshrutkas and buses run on to the micro-districts. Most trade is in flats in 9-16 storey blocks, including the Czech-project buildings, while Avchala, Gldani village and the Mukhiani dachas have private houses. From 1,369 listings in September-October 2026, the median asking price is about 1,350 USD per m2 (Gldani ~1,430, Mukhiani ~1,450, Avchala ~1,310, Zahesi ~1,180), houses about 1,260 USD per m2, and a flat rents for about 500 USD a month. Avchala and Zahesi are the city's northern industrial belt with warehouses and workshops for rent. Gldani bazaar and Gldani City Mall are the everyday shopping hubs.
