Nizami district, Baku: flats for rent and sale

Nizami district lies in eastern Baku around the Gara Garayev, Neftchilar, Xalqlar Dostlugu and Koroglu metro stations. Its main areas are 8th kilometre (8-ci km), Neftchilar, Gara Garayev and Keshla settlement, and its best-known place is the 8th km bazaar. Most flat listings are on Gara Garayev Avenue, Babek Avenue and Bahruz Nuriyev, Rustam Rustamov, Ozbekistan and Jamshid Nakhchivanski streets, where Soviet 5-9 storey blocks stand next to new 14-20 storey towers. Asking prices in October 2026: about 1 611 USD/m2 for a flat (Gara Garayev ~1 728, Neftchilar ~1 584, Xalqlar Dostlugu ~1 509). A 2-room flat rents for about 412 USD a month and a 1-room flat for about 294 USD. About a third of private houses for sale are in Keshla settlement, the rest near Neftchilar, Xalqlar Dostlugu and Gara Garayev metro. On Bazarla you message sellers directly and posting is free. Note: Nizami metro station is not in this district but in central Baku.
