- Does the house come with its plot, and how do I confirm ownership in Ozurgeti?
- In Georgia a house and the land it stands on are registered together at the National Agency of Public Registry (NAPR). Before you pay, ask the seller for a recent cadastral extract so you can confirm who owns the house and its yard, the registered plot boundaries and floor area, and that no mortgage or dispute is recorded against it. The sale is signed at a Public Service Hall (House of Justice) with both parties present and their ID.
- What should I check on the building before buying a house in Ozurgeti?
- Inspect the property in person: the condition of walls and roof, any damp, the wiring, plumbing and heating, and whether any extension or extra floor has actually been registered — unregistered additions can cause problems later. Confirm the registered floor area matches what you see, and ask when the house was built or last renovated. Building permits and the legalisation of changes are handled by the municipality, not by Bazarla.
- What utilities do houses in Ozurgeti usually have?
- Homes nearer the town centre are generally on mains electricity, water and gas, while properties further out may rely on a well or a septic tank instead of mains water and sewage. Ask the seller which utilities are connected and whether the bills are up to date, and check the meters on move-in. Bazarla never holds payments or handles bills — you arrange utilities directly with the providers.
