Sapichkhia is an old neighbourhood in the north-east of Kutaisi, east of Bagrati Cathedral. Old houses with yards stand next to five-storey Soviet blocks; the main streets are Tamar Mepe, Gelati, Solomon I and Solomon II, Tabidze, Kostava and 26 May. The district is home to Akaki Tsereteli State University, the Kutaisi Synagogue on Gaponov Street and several hospitals, so flats here are often rented by students and patients' families, including by the day. In October 2026 listings, the median asking price for a flat in Sapichkhia was about 1,350 USD per m2, well above the Kutaisi median of about 1,050 USD. A two-room flat rents for about 1,100 GEL a month, and a house with a yard sells for around 100,000 USD. Bazarla lists flats, houses and land for sale and rent in Sapichkhia, Mepesutubani and Mtsvanekvavila, plus cars, phones and jobs across Kutaisi. Posting is free.
