- How do I judge the location of a shop or office in Poti?
- Visit the premises in person at different times of day and see how busy the street actually is — space on a main road or near the market area gets far more walk-in customers than a side street. Check practical details too: access for deliveries, parking nearby, the condition of the entrance and signage, and which businesses operate next door. Every ad on Bazarla is posted by the owner or a local agent, so you can ask these questions directly before you visit.
- What lease terms are usual for commercial space in Poti?
- Agree the essentials in a written lease before moving in: the monthly rent, the lease length and notice period, a deposit (commonly around one month's rent, refundable), and who pays for utilities, repairs and any fit-out works. Electricity, water and gas are billed by meter, so note the readings when you take the keys. Bazarla never holds deposits or rent — all payments are arranged directly between you and the landlord.
- Can I open a shop, café or workshop in any premises in Poti?
- Not automatically — check what the space is registered for before you commit. Changing the function of premises, altering the facade or adding signage may need approval from the municipality, and food businesses need their own permits from the relevant Georgian authorities; none of this is handled by Bazarla. If you are buying rather than renting, ask the seller for a recent extract from the National Agency of Public Registry (NAPR) to confirm the owner, the registered floor area and that no mortgage or dispute is recorded.
